Anglet, a diverse market

With its 11 beaches on a shoreline 4.5 km long, Anglet is a vast, airy commune. Home to almost 38,000 residents, its property market offers a diverse array of homes ranging from classic and practical apartments to enviable large residences, together with a few building plots in ideal locations…
Steeped in both Basque and Gascon culture, Anglet enjoys a strategic location between Bayonne and Biarritz. This leafy and flowery commune marks the junction between the ocean and the River Adour. Its economy relies on tourism, thalassotherapy, aeronautics, industry, surfing and the agro-food sector. Its assets include beaches, biking trails, a golf-course and forests, all ensuring a high level of appeal.
Co-founder of the new Prestant Singular Properties group of agencies specializing in remarkable properties, Benoit Verdet, a professional in prestige real estate for several years, manages the agency in Biarritz recently installed at 2 rue Maison Suisse. “Anglet is a very diverse market comprised of distinct areas. Close to the golf-course, Chiberta is the most highly-prized neighbourhood. Villas here change hands at prices between 1.3 and 3 million euros on average and sometimes much more. Residential but also offering shops, Les 5 Cantons also benefits from a certain classiness. You need a budget ranging from 800,000 to 1.5 million euros to envisage a house here of about 300 m2 in grounds of 2,000 m2.” Focusing on outstanding properties, the teams at Prestant Singular Properties recently orchestrated several sales in the Chiberta area. By way of example, Benoit Verdet mentions a building plot of slightly under 2,000 m2 in a magnificent location. It sold for around 1.2 million euros. Another leafy plot, also of about 2,000 m2, found a taker at just over 1 million euros. A dilapidated house, to be demolished or rehabilitated, stands on this plot ideally located at the end of a drive. “These two properties sold within less than 5% of the asking price estimated by Prestant Singular Properties.. Clients in search of this type of property are particularly drawn by the freedom allowed by the commune with regard to construction. Here, a contemporary home can be envisaged more easily than on neighbouring communes which maintain a more conservative approach to their architectural heritage.”
Suburban areas offer airy homes in country style, which appeals to local buyers looking for a lifestyle in the open air while still being at the gateway to the town. The centre of Anglet is mainly reserved for people working locally. In charge of transactions at the Loft One agency (a real-estate group launched 24 years ago with a head office in Toulouse), Bénédicte Garos covers the entire B.A.B. region (Bayonne, Anglet, Biarritz), proposing all types of classic properties. “2016 has proved to be very lively, with the return of first-time buyers in both Bayonne and Anglet. There is high and constant demand, and properties corresponding to search criteria are tending to become scarce. Even so, prices are so far remaining stable.” A practical 2-bedroomed apartment of approx. 60 m2 in a 1960’s residence at the heart of the town centre can be found for around 160,000 €. An identical property will cost about 110,000 € in Bayonne. “Many new builds are also meeting with success. A 2-bedroomed apartment of quality will be offered at 280,000 €.”
